You Lease From the People Who Own the Building

There is no management company between us and our tenants. The people who decide what happens to these seven buildings are the same people who answer the phone, walk the properties, and sign the leases. Both of our offices are inside buildings we own.

How It Works

What Owner-Managed Means in Practice

Plenty of landlords describe themselves as hands-on. The practical test is what happens when a tenant calls at two in the afternoon about a heating problem, or needs an answer on a lease question before the end of the week.

There is nobody to route the call to. The team is small, local, and on site.

Stephanie Sanchez runs day-to-day operations from the Fort Lee Business Center, where our head office sits inside the building itself.
Deniz Ipekci, Senior Managing Director, is on call across the portfolio and moves between the properties as they need her.
Deniz Ipekci, Managing Director, works from the Leonia Business Center, our second office, and manages that building directly.
Eduardo Nacato covers maintenance across all seven properties, so most building issues are handled in-house rather than scheduled out.

Founded the company in 2008 and acquired the first New Jersey properties, building the management operation around them. Oversees acquisitions and leasing, and stays on call across all seven properties.

How We Grew

Property by Property

Founded in Manhattan in 2008, and into New Jersey three years later with a single retail plaza in Edgewater. Each building was taken on only once the last one was running properly. Five of the seven have been added since 2022.

What we put back in. Leonia went through a full overhaul after we acquired it in 2023: paint, wall repairs, stairwells, HVAC and windows. Our second office moved in once the work was done. The Fort Lee Business Center followed the same path, and is the reason we are comfortable putting our head office inside it.

Community

The Towns These Buildings Sit In

Most of our tenants serve the people who live within a few miles of them: medical practices, childcare, dining, banking and everyday services. A building only really works if the town around it does. Three towns go back furthest with us, and we work out of two of them.

Edgewater

Where New Jersey started for us. Hudson Plaza on River Road was the first property we bought here, in 2011.

Fort Lee

The head office since 2012, and two of the seven buildings. We sponsor Fort Lee business events and galas through the year.

Leonia

Our second office since 2023, inside the Business Center on Fort Lee Road, which we renovated throughout.
